Question by Brad F: How to become a real estate agent/REALTOR in New York?
I cannot seem to find a straight answer on the net. What do I have to do to become a real estate agent in NY? I realize there is an exam you must take, but do I need ?in-class? hours before I attempt the exam? How much do the classes normally run? Is the exam difficult? Some input/help from a current agent would be greatly appreciated!

there is a national association of realtors so it?s the same in every state:
1. take a certified real estate sales course from a licensed sales course operator. when you finish, they will give you a certificate. You can take a home course on CD or the internet. the fee is non-refundable and varies slightly, but usually around 0.
2. schedule a real estate sales licensing test through a local licensing test operator ? they will require proof that you took the course and a non-refundable fee, probably around 0. You must attend in person on site.
3. if you pass the test, and most people do as it?s ridiculously easy, they will give you a temporary certificate of passing, usually good for 30-90 days. You will NOT get a license.
4. you must register with a licensed broker within that time. this includes signing a contract that varies greatly between brokers. small one-guy operations will have contracts more favorable to you, while the big brokers like Century 21 will have contracts that favors them. Once you sign the contract, the broker is bound by law to have your license transferred to him/her, and to hold your license. The broker may charge you for simply holding your license. You can change brokers at any time, but you are not allowed to personally take your license ? the brokers must transfer your license.
5. you must be registered with a broker continuously for 3 years before you are eligible to take a broker?s exam and work for yourself, and hold your own license.
6. every year you must take more courses, which cost between -0, and pay a license fee, which varies by state, but probably a small amount, if you wish to remain licensed.
7. if you fail to do any of this, your license will be revoked after 30 days and you will have to go back to the beginning.
